My experience in construction means that I know the most cost effective and practical ways to achieve your dream home. If I include a new ensuite bathroom in your plans, I promise I've checked the pipe runs to make sure you can actually flush your loo once it's been built! With a tricky list of requirements and a tight budget, the clients needed an extension that would work hard for them on the smallest possible footprint. We knocked down the old draughty conservatory and replaced it with a modern ground floor extension that serves as dining room, TV room, utility room and downstairs loo!
A manhole close to the house meant that we couldn't extend across the full width of the property. Instead, to achieve the internal space the family needed, I specified a large oriel window which is cantilevered out over the area where we couldn't dig foundations. This luxury window seat acts as a cosy sofa for TV watching and adds a sense of light and space to an otherwise small room. The bifold doors and 25m2 of decking allows the whole space to be opened up for large gatherings.

This house had an existing ground floor side extension that meant the ground floor of the house had quite generous proportions. Unfortunately, the cramped first floor with its two small double bedrooms and box room that wouldn't fit a single bed wasn't enough space for this growing family. We extended over the existing ground floor side extension to keep the budget and footprint small, but give the family the space they needed upstairs.
The new side extension allowed for a generous double room at the front of the property, as well as a master suite at the rear, which includes an ensuite shower room and dressing room. Additional features such as the table ceiling with hidden LED strip lighting, electric fireplace built into the wall, and the Juliet balcony overlooking the south-facing garden all add a sense of luxury to the master suite. Clever solutions such as sun tunnels to flood the central hallway with daylight, laundry drying racks in the manifold cupboard, and a jack-and-jill linen closet to serve both bathrooms all make the the space incredibly practical for family life.

This 1930s house had more than enough rooms, but a series of poorly thought out additions over the years resulted in a layout that was dark and enclosed and definitely not making the most of the space. Also, with two adult children living at home, the family was desperate for a utility room downstairs and a second bathroom upstairs. By squaring off the rear of the property and adding 3m bifold doors, we were able to reduce shadows in the kitchen and dining room and flood the rear of the house with light. A large roof lantern centred over the kitchen brought more natural light deeper into the plan. The under-used second reception room became part of a spacious open plan living space, and using only base units in the main kitchen allowed for uninterrupted views out into the garden. A walk in pantry off the kitchen provided space for all the normal kitchen clutter that didn't need to be on display. A sun tunnel in the pantry brings natural daylight even into this enclosed space.

Upstairs, we reconfigured the existing bathroom to add a feature free-standing tub under the low beam at the front of the property. At the rear we added a new shower room to the master suite with a space-saving pocket door, along with a jack-and-jill linen cupboard that can be accessed from the ensuite or the hallway. By converting all the higgledy-piggledy pitched roofs on the various ground floor extensions in to one expansive green roof, the Master Suite and Bedroom 2 now both look out on a garden that seems to start at their window and stretch right to the horizon.
